Documents Required - Lease

1. Government Issued Photo ID: Please send a scan or photo of either your Driver's License, Passport or Permanent Residency Card.

2. Credit Score / Report: Please obtain Full Credit report @ *Equifax Link*

3. Proof of Employment / Income:

   • If Employed:

     • Letter of Employment which includes:

       • A Company Letterhead signed & dated by a supervisor with their contact information

       • Current position & duties, Employment period & Salary

     • 3 Recent Pay Stubs

     • Bank account statements, confirming the ability to pay consistent rent

   • If Self-Employed:

     • Notice of Assessment (past two years filed)

     • Bank account Statements, showing business income

4. Rental Application: Obtain form @ *Rental Application Link*. Fill it with good references

   • You can keep address, start day and rent amount blank (first 3 lines)

   • No need to provide your SIN# or your bank account. Please leave the address and lease price blank for now

   • Please provide details and contact information of the following accurately, Landlord or their agent may choose to call or email to verify:

     • The last two places of residences, if sublease, mention so 

     • The last two places of employment

     • Two personal references

   • Provide telephone and email of the applicants. No signature is required now, we will request e-signature with other forms later.

5. Bank Draft: A bank draft is required in favour of the brokerage (find out the brokerage name from your Realtor / Salesperson) for a total amount of the First and Last Month’s rent and deposit respectively. Additional deposit is NOT required, however some applicants MAY choose to offer additional months of deposit voluntarily. 

Please note, from the above list, Photo ID, Credit Score and Proof of Employment (where applicable) are required from each adult applicant. If there are more than 2 applicants, please use a separate Rental Application. If your offer is accepted, tenant insurance, key deposit etc., maybe required.

If you choose to or not able to provide all information required, the processing maybe delayed or application rejected. Landlords may or may not waive the requirements.
